Complete interior update for Spanish revival residence in deferred maintenance: replace and refinish ceiling, crown moulding, and drywall. Recreate character-defining architectural details including interior arches, plaster fireplace, block stucco exterior walls, and Spanish portico. Kitchen upgrade and gut renovation of two bathrooms. Refinish original 1920s hardwood floors. Salvage and repair original 1920s double hung sash windows. New rolled composition parapet roof. Update knob and tube electrical throughout. Brace and bolt foundation in basement to current California seismic code.
